Adding a property creates a draft that you can fill out, share, or publish later. The platform auto-fills tax record data when you enter the address, so most fields populate themselves.

### Step 1: Open Add Property

Two ways:

- Click "Add New Property" on the Dashboard quick action card.
- Click Properties in the sidebar, then click the + button or "Add New Property."

### Step 2: Enter the Address

Type the street number and street name. Results populate as you type. Select the correct address from the dropdown.

ReiSearch pulls the tax assessor record for that address: lot size, year built, assessed value, and property characteristics. Review these values. They are a starting point. You can edit them later.

### Step 3: Fill Required Fields

The following fields are required to save a draft:

- **Property type** — Single Family, Multi-Family, Condo, Townhome, or other.
- **Price** — The asking price or your estimated value.
- **Property status** — Set to "Draft" initially. You can change this later.

### Step 4: Add Optional Details (Recommended)

The more information you add now, the less you need to fill in later. Recommended fields:

- **Beds and baths** — Update if different from the tax record.
- **Square footage** — Living area and lot size.
- **Year built** — Confirmed from tax record or your records.
- **Photos** — Upload at least one photo. The first photo becomes the cover image on property cards and Marketplace listings.
- **Notes** — Anything specific: repair estimates, seller motivation, timelines.

### Step 5: Save as Draft

Click "Save Draft." The property appears in your Properties list under the Drafts tab.

### Saving a Draft vs. Completing a Property

**Saving a draft** means you have a basic record. You can return anytime to add more information. Drafts are only visible to you.

**Completing a property** means filling in enough detail to share or publish. A property is ready to share when it has:

- Confirmed address and tax data
- Property type and price
- At least one photo
- Any deal-specific details (deal type, terms)

You do not need to complete everything in one sitting. Add what you have, save as draft, and come back later.

### What You Can Do After Adding a Property

Once saved, open the property detail page to:

- Run AI Comps — Analyze comparable sales for this address.
- Generate a presentation — Create a deal package for buyers.
- Share with your team — Add other users to collaborate.
- Publish to Marketplace — Make it visible to all ReiSearch users.
- Add documents — Upload contracts, reports, or photos.
