## Help Content

**Title:** How to Add a New Property
**Format:** Help article
**Audience:** New users
**Slug:** add-new-property
**Purpose:** Create a property draft in ReiSearch with address, details, and tax data in under a minute.

**Content:**

Adding a property to ReiSearch creates a draft that you can fill out, share, or publish later. The platform auto-fills tax record data when you enter the address, so most fields populate themselves.

### Step 1: Open the Add Property Page

Two ways to get there:

- **Sidebar navigation** — Click Properties in the left sidebar, then click "Add New Property" or the + button in the upper right.
- **Dashboard** — Click the "Add New Property" quick action card on the Dashboard.

Both paths open the address entry form.

### Step 2: Enter the Address

Type the street number and street name. Results populate as you type. Select the correct address from the dropdown.

The platform pulls tax assessor data automatically: lot size, year built, assessed value, and property characteristics. Review these values before moving on.

### Step 3: Fill in Property Details

Use the property details form to add or correct any information:

- **Property type** — Single Family, Multi-Family (2-4), Condo, Townhome, or other.
- **Bedrooms and bathrooms** — Update if different from the tax record.
- **Square footage** — Living area and lot size. The tax record value appears first. Adjust if you have more accurate measurements.
- **Asking price** — The listed price if the property is for sale, or your estimated value.
- **Status** — Set the initial status. Start with "Draft" if you are still evaluating. You can change this later (see Understanding Property Statuses).
- **Your notes** — Anything specific to this deal: repair estimates, timeline, seller motivation, or follow-up items.

### Step 4: Add Photos (Optional)

Upload property photos in the image gallery section. The first photo becomes the cover image that appears on property cards. Drag photos to reorder them.

Landscape-oriented photos work best. Portrait or low-resolution images may not render well in presentations or gallery views.

### Step 5: Save as Draft

Click "Save Draft." The property appears in your Properties list under the Drafts tab. It is only visible to you at this stage. You can return anytime to add comps, run presentations, share with team members, or publish to the Marketplace.

### What Happens Next

- The property is saved in your Drafts folder. Access it from Properties > Drafts.
- From the property detail page, you can run AI Comps, generate a presentation, share with your network, or publish to Marketplace.
- Every field saves automatically as you edit, so you will not lose your work if you navigate away.
