04 Buy Box Matched Properties
When a property matches your buy box, it appears in your notifications and (if auto-send is enabled) a presentation lands in your inbox. Here is how to review matches and decide what to do next.
Where Matched Properties Appear
- Notifications — The bell icon shows a count. Click to see new matches with property address and a link to the listing.
- Dashboard — Matches appear in the Notifications panel on the right side.
- Auto-send presentations — If enabled, the full presentation arrives in your presentations view and by email. Up to 3 per 7 days.
Reviewing a Match
Open the matched property. Review these factors to assess the match quality:
- Criteria fit — Does the property actually match your buy box? Price in range? Correct location? Deal type you use?
- Comps and data — Check the attached comps. Does the analysis support the price?
- Condition — Review photos and the description. Does the property look move-in ready or does it need work?
- Publisher profile — Who published this property? Check their profile for credibility and past activity.
Match Quality
Not every match is a good deal. Matches are generated algorithmically based on your buy box criteria. The system does not evaluate deal quality, only criteria alignment.
A property may match your buy box on paper but not be right for you. That is expected. Review each match and decide.
Accepting a Match
If the property interests you, take action:
- Reply to the publisher through the messaging system or property threads.
- Request additional details (inspection reports, more photos, terms).
- Run your own comps on the property for a second analysis.
- Make an offer or open negotiations.
Rejecting a Match
If the property is not right:
- Dismiss the notification. It is removed from your active matches.
- The publisher is not notified of rejections. They only see whether you responded.
Rejecting a match does not affect future matching. The system continues to send new matches based on your active buy box.
Converting Matches to Deals
When a match leads to a deal:
- Communicate with the publisher through the platform.
- Request the property be moved to Offers status (or do it yourself if you own it).
- Upload any signed documents to the property's Documents section.
- Track the deal through to closing.
What If You Are Getting Too Many Irrelevant Matches
Narrow your buy box criteria:
- Tighten the price range.
- Remove locations where you do not buy.
- Select only the deal types you actually close.
- Use optional filters (beds, baths, sq ft, year built).
