01 How To Run Comps
ReiSearch Comps generates a full market analysis using AI and public data sources. Enter an address, and the platform finds comparable properties based on location, size, condition, and recent sales.
Step 1: Open the Comps Tool
Two ways to start:
- From the Dashboard — Click "Run Comps" in the quick action cards or use the comps shortcut in the header.
- From a property — Open any property detail page and click "Run Comps."
If you start from the Dashboard, type the property address in the input field. Begin with the street number. Results populate as you type. Select the correct address from the dropdown.

Step 2: Wait for AI Analysis
The AI processes the property details and searches for comparable sales in the background. This typically takes a few seconds to a minute depending on the property's location and data availability.
If you navigate away while comps are running, check the Notifications bell when you return. Comp results appear there with a link to the full results page.
Step 3: Review the Results Table
When comps are ready, the results table shows 6 to 10 comparable properties. Each row displays:
- Address — The comparable property location. Click to view more details.
- Sale price — The most recent recorded sale price.
- Distance — Distance from your subject property in miles.
- Key attributes — Beds, baths, square footage for direct comparison.
- Sale date — When the comp last sold.
- Differences — Key differences the AI flagged (e.g., "pool," "corner lot," "200 sq ft smaller").
- Comps score — The AI's similarity rating (0 to 100). Higher means more comparable.
Step 4: Understand the Comps Score
Each comparable receives a score based on similarity to your subject property:
- 80 to 100 — Strong match. Similar location, size, and attributes.
- 60 to 79 — Good match. Minor differences but overall comparable.
- 40 to 59 — Fair match. Notable differences that may need adjustment.
- Below 40 — Weak match. Use with caution or exclude from analysis.
The score reflects overall similarity, not whether the comp supports your target price.
Step 5: Adjust or Export
Use the filter bar to refine results by date range, distance, or property type. When you are satisfied, click "Save to Property" to keep the comps attached to the property profile, or "Export" to download as PDF or CSV.
Token Cost
Each comp run costs [BASIC_COMP_COST] tokens. Your balance is displayed in the Tokens Wallet on the Dashboard. Free plan users can purchase individual runs through the billing system.
