06 Running Multi Exit Underwriting
Multi-exit underwriting evaluates a property under several strategies at once. Enter the numbers once, and the platform shows how the deal performs as a flip, a rental, a BRRRR, or a wholesale assignment.
Step 1: Open the Underwriting Tool
Open the property you want to analyze. From the property detail page, click "Underwriting" or "Analyze Deal." If the property already has comps attached, those comps feed into the underwriting calculations.
Step 2: Enter the Purchase Details
- Purchase price — Your offer price or the asking price.
- Closing costs — Estimated costs to close the purchase (title, escrow, lender fees). A typical range is 2-5% of the purchase price.
- ARV (After-Repair Value) — The estimated value after all repairs are complete. Pull this from your comp analysis. If comps are attached, the ARV may be pre-filled as a starting point.

Step 3: Enter Repair Costs
- Estimated repair costs — From the Repair Estimator or your own contractor quotes. Include all renovation work needed to reach the ARV.
- Contingency — A reserve for unexpected issues. 10-20% of repair costs is standard.
Step 4: Enter Holding and Selling Costs
- Hold time — How long you expect to hold the property (months for flip, years for rental).
- Holding costs — Monthly costs during the hold: taxes, insurance, utilities, HOA, loan payments.
- Selling costs — Commission, closing costs, concessions. Typically 6-10% of the sale price.
Step 5: Select Exit Strategies
Check the strategies you want to evaluate:
- Wholesale — Set your desired assignment fee or let the platform calculate based on market spread.
- Fix and flip — No additional inputs beyond the ARV and cost fields above.
- Rental — Enter projected monthly rent, vacancy rate, property management fee, and ongoing expenses.
- BRRRR — Enter the refinance terms (LTV, interest rate, loan costs). The platform calculates the cash-out amount and remaining cash invested.
Step 6: Run the Analysis
Click "Run Underwriting" or "Calculate." The platform processes all selected strategies and displays the results.
Step 7: Review Strategy Inputs Per Exit
Each selected exit may ask for additional details unique to that approach. Review and fill in any prompts that appear before the results are finalized.
