03 Adjusting Comps Filters

After an initial comp run, the results may need fine-tuning. Filters let you narrow or expand the comparable set to find the most relevant comps for your analysis.

Available Filters

Sale date range Controls which sales are included. The default is typically the last 6 months.

  • Narrow to 3 months for active markets with frequent sales.
  • Expand to 12 months for slow markets or unique properties.
  • Shorter ranges yield more relevant data. Longer ranges capture more comps but may include outdated pricing.

Distance radius Controls how far from the subject property comps can be.

  • Default is typically 0.5 miles (urban) or 2 miles (suburban).
  • Tighten to 0.25 miles for dense urban areas with many sales.
  • Expand to 1 mile or more for rural areas with limited transactions.

Property type Filter to a specific property type. Use this when your subject property type differs from neighboring properties.

  • Single Family
  • Condo
  • Multi-Family (2-4 units)
  • Townhome

Beds and baths Set minimum and maximum bedroom and bathroom counts.

  • Useful when the initial results include properties with very different layouts.
  • Setting a range too tight may eliminate useful comps. Start wide and narrow gradually.

Square footage Set minimum and maximum living area.

  • Standard filter. Properties within 20% of your subject's square footage are most comparable.
  • Loosen this filter in areas with diverse housing stock.

How Filters Update Results

All filters update results live. As you adjust a slider or change a dropdown, the comps table refreshes to show only matching properties.

  • Adding a filter removes comps that do not meet the new criteria.
  • Removing a filter adds back comps that were previously excluded.
  • The total comp count updates to show how many comparables match all active filters.

Balancing Precision and Quantity

Aim for 4 to 8 high-quality comps. Too few (under 3) and your analysis lacks statistical weight. Too many (over 12) and you may be including properties that are not truly comparable.

  • Too few results — Widen the date range, increase the distance radius, or remove optional filters.
  • Too many irrelevant results — Tighten the distance, narrow the date range, or apply the property type filter.

Saving Filtered Results

When you are satisfied with the filtered set:

  • Click "Save to Property" to keep the current filtered comps attached to the property.
  • The saved set preserves your filter selections. Future views of the comps use the same filters.
  • You can re-filter later without losing the original comp run.
