Comping

Add, pin, and organize comparable properties

Add a specific property to a comp run, pin the strongest matches, move weak results back, and understand how those actions affect summaries.

Add a known comparable

Use Add Comp when a property you already know is relevant does not appear in the generated set.

  1. Select Add Comp.
  2. Search for a complete US street address.
  3. Select the valid address suggestion.
  4. Confirm the comp type.
  5. Submit the property.

The address is added to the selected run and comp type. Manual comps are visually distinguished from generated results.

A manual comp still needs review: Adding a known property does not prove that it is comparable. Confirm its characteristics, transaction or listing details, and relevance to the subject.

Pin a strong comp

Select the pin action on a comparable you want to prioritize. Pinned comps are ordered ahead of unpinned results and receive a visible pinned position.

Pinning also affects summary statistics. When one or more comps are pinned, average sale price, average price per square foot, and average days on market use only the pinned set.

This makes pinning useful for creating a deliberate analysis set, but it can also make the summary misleading if the pinned properties were chosen selectively. Document why each pinned comp belongs.

Unpin a comp

Select the pin again to return the result to the normal list. The summary calculations update based on the remaining pinned properties—or the full set when no pins remain.

Move a weak result to the back

Use Move this comp to back when a result is still worth retaining but should not stay near the top of the working list. ReiSearch provides an immediate undo option after the move.

This differs from filtering:

  • Filtering temporarily hides every result that fails a rule.
  • Moving to back changes the position of one chosen comp.
  • Pinning explicitly prioritizes one chosen comp.

Keep decisions reproducible

Before using a curated set in a report or underwriting decision, record the reason each result was pinned, manually added, or deprioritized. Another reviewer should be able to understand how the final comp set was formed.
