Available comp views
The comps workspace includes these visible tabs:
- ReiSearch Maps
- Sold Comps
- Co-Living
- Short Term Rental
- Mid Term Rental—currently displayed as disabled
- Long Term Rental
- Affordable Housing
ReiSearch Maps is a geographic view of the subject and results. The other enabled tabs represent comparison strategies.
Sold Comps
Use Sold Comps when the analysis depends on sale-oriented comparable properties. The default filters focus on sold listings within the previous six months and a maximum 20-mile distance.
Review sold date, price, price per square foot, distance, size, and property characteristics together. A recent nearby sale is not automatically a strong comp if the underlying property differs significantly.
Co-Living
Use Co-Living for shared-housing comparison. Its listing-status choices are adapted to that workflow: Fully Booked, Active, and Coming Soon.
In the underlying comp data, Co-Living maps to the mid-term-rental comparison type. This is separate from the currently disabled Mid Term Rental tab shown in the navigation.
Short Term Rental
Use Short Term Rental when evaluating a short-stay strategy. Rank and filter this set separately from sold or long-term rental results because the investment question and relevant data differ.
Long Term Rental
Use Long Term Rental for traditional rental comparisons. Configure its ranking weights separately under Settings → Rankings if rental-specific criteria should matter differently than Sold Comps.
Affordable Housing
Use Affordable Housing for the affordable-housing comparison workflow. The subject display can include HUD-related bedroom values where that data is available.
Why settings are separated by type
ReiSearch stores ranking configurations by comp type. Distance might deserve a high weight for one analysis, while price per square foot, days on market, or another characteristic may matter more for a different strategy.
Choose the comp type before filtering and ranking. Do not mix conclusions from separate strategies without acknowledging that the data and scoring configuration differ.
