Smart / Lead-Monitoring alerts explained

What triggers a monitoring alert, and how to read price, status, and days-on-market changes.

When you monitor a property or lead, ReiSearch keeps an eye on it for you and sends a smart alert whenever something meaningful changes — so you don’t have to keep checking manually. These show up under the Monitoring tab (and the bell).

What triggers an alert

A smart alert fires when a monitored property changes in one of these ways:

Change Example
Price “Price $250,000 → $239,000 (−4.4%)” — with the percentage change
Status The listing status changes (e.g., Active → Pending), flagged if it’s a risky move
Days on market “Days on market 30 → 40 days”
Days-on-market threshold “On market 35 days — past your 30‑day alert.”

Reading an alert

An alert is headed “Lead Monitoring” and names the property, then lists each change as a bullet. If several things changed at once, you’ll see them grouped together (for example, “2 updates on 123 Main St”).

Properties vs. CRM leads

Smart alerts work for both properties in your ReiSearch portfolio and leads you monitor from your connected CRM. Clicking an alert opens the property in ReiSearch, or — for a CRM lead — takes you to that contact when the link is available.
